Ten50 Tower to Add 151 Condos to South Park in Downtown LA

Addressing some of the pent up demand for more condos in Downtown LA, SF-based Trumark Urban broke ground last week on a new condo tower just a stone’s throw from Staples Center and the new massive $1 billion Fig Central project, which also just started construction recently. Aptly named Ten50 for its location at 1050 S Grand Ave in burgeoning South Park, plans call for a 22-story tower with three subterranean levels for parking (totaling 25 floors) and 151 condos for sale. The amenity-rich building will strive to be “boutique style” according to the developer, obviously distinguishing itself from the other much larger projects in the immediate area, including the aforementioned Fig Central that will have over 500 condo units.

Ten50 will include a variety of floor plans including one and two bedroom layouts as well as larger penthouse units with even a few two-level penthouse residences commanding beautiful city views. Residents will also have access to both indoor and outdoor “resort-style” amenities including a cabana-lined pool deck and spa, barbecue grills, fireplaces, fitness center, screening rooms, lounge/conference center, a yoga garden, and even one of the country’s first drone landing pad (if not the first in a residential high-rise) on the 6th floor amenity deck that will be able to accept packages from Amazon’s future drone delivery service. The contemporary design of the tower by DTLA-based architect firm Hanson LA will consist of a mostly minimalistic rectangular white tower defined by a corner of what looks like “glass cubes” stacked on top of each other oriented toward the intersection of 11th and Grand. In addition, the 5-story parking podium will be wrapped in white metal screens with a geometric motif resembling microchips reflecting our modern tech-savvy lives. The metal screens will be perforated, allowing light to shine through.

If you’ve been following the history of this development site, you’ll remember it was once owned by a young aspiring developer named Amir Kalantari who was never able to realize his vision of a condo “Glass Tower” due to the Great Recession. After sitting dormant for many years, the fully entitled site was finally picked up by Trumark Urban about 9 months ago and will now sprout a new beautiful high-rise adding to South Park’s ever growing skyline.

Ten50 is slated for completion in late 2016. It will have about 5,000 square feet of retail that will wrap around the base of the tower to help activate this corner.

  1. I love that it’s a condo plus it looks quite attractive. DTLA is transforming into something so unbelievable. Just walked by the May Co. Bldg and things are moving right along.

  2. my first cousin has teamed up to work on this project, I am impressed as I had no idea how woo woo woo he is. So congratulations to all on this much needed impressive building.

  3. Beautiful building. My only issue is that the pool is on the wrong side of the project and will get minimal sunlight. It is to late to rotate the building 90 degrees?

    Just visited showroom -it was a lunch for RE agents. Very nice project with starting price around /over $500K . Nice sq f. for the price. It is about 40%sold so people….call… I am a DT LA RE agent too.
